Disclosed Chilmark Sales Range From $2 Million to $4 Million in Latest Deeds

CHILMARK -- Six property deeds were recorded in Chilmark over the past month, but only two disclosed a sale price, leaving most of the period's real estate activity without a public dollar figure.

MARKET OVERVIEW

The Dukes County Registry of Deeds recorded six Chilmark transfers between June 26 and July 25. Two of the six listed a sale price, ranging from $2,000,000 to $4,000,000, with a median of $3,000,000 between those two disclosed transactions. The remaining four deeds -- covering a trust transfer, an LLC sale, a homestead declaration and a transfer tied to a town appeals matter -- carried no listed consideration, which Massachusetts deed filings do not always require. With two-thirds of the month's deeds lacking price data, the raw count of six is not enough on its own to characterize the period as active or quiet.

TOP SALES

140 State Rd sold for $4,000,000 on July 1. The seller was listed as Gene R. Liebel and the buyer as Bank of America NA. Beds, baths and square footage were not available in the deed record.

37 N. Abels Hill Rd sold for $2,000,000 on July 14. The sellers were listed as Donald Baer and Nancy Bard, and the buyer as Goldman Sachs Bank USA. No additional property details were available.

The remaining four recorded transfers did not disclose a sale price: 285 South Rd (sold July 7, from Amy Lazarus, trustee, and a family trust, to South Road LLC); 16 Blue Barque Rd (sold July 1, from David Cole Wilson III to Ulrike G. Wartner and David C. Wilson III, as trustees); 34 Larsen Ln (sold June 26, from Fern Frolin and Mitchell H. Kaplan, as trustees, recorded as a Declaration of Homestead); and a Chilmark property with no street address given (sold July 16, from Glen Ora West LLC to Chilmark Town Appeals).

NEIGHBORHOOD BREAKDOWN

The six deeds were spread across five different streets -- North Abels Hill Road, South Road, State Road, Blue Barque Road and Larsen Lane -- plus one entry with no listed street address. No two sales shared the same street this period. By price tier, the two disclosed sales both exceeded $1 million ($2,000,000 and $4,000,000), while the four undisclosed transfers cannot be sorted into a price tier.

MARKET NOTES

Two of the six recorded transfers named a bank as the buyer of record: Bank of America NA on 140 State Rd and Goldman Sachs Bank USA on 37 N. Abels Hill Rd. One transfer, at 16 Blue Barque Rd, moved from an individual to trustees that included the same individual, consistent with a trust-based transfer within the same family. Another, at 34 Larsen Ln, was recorded as a Declaration of Homestead rather than a conventional buyer-seller sale. A sixth entry, with no street address on file, recorded a transfer from Glen Ora West LLC to Chilmark Town Appeals. No bed, bath or square-footage data was available in any of the six deed records, so no price-per-square-foot comparisons could be made this period.
